Problems syncing apps

I downloaded some apps here, and when I tried syncing them, they either show up on my device but are grayed out and won't open, or they disappear as soon as the sync finishes. What am I doing wrong?

You won't be able to install any apps on this site on a non-jailbroken device because AppSync Unified is required to install apps that are unsigned/fake signed. With regards to them not installing correctly on a jailbroken device, try using an older version of iTunes (I use 12.3.3) or try installing them with a third party program such as iFunbox or CopyTrans Apps.
